1.) You stumble up to her ranch. Maybe you've been victim to a raider, your house could be suddenly flooded or victim to a wildfire, or any other reason for you to wander to a place where so few live. Kate's got an axe (for work, but she's not exactly going for non-threatening) when she asks if you're lost, and informs you this land is spoken for.

2.) You made it past her defenses, but she won't admit it. She took you in wounded, and she's looking after you. She's not the gentlest caretaker, but to her chagrin she is invested in your well-being.

3.) Completely open! You can guide the starter here so you get to decide the pacing, where they're at in their relationship, etc.
